As far as the house...... I'm in the process of buying too, I'm shocked I got pre approved, even with my past short sale still lingering from the divorce. Anyways, when my dad and I were bouncing around ideas, we did come up with a possible one if I didn't get approved.
What if your dad bought you a house now, you rented from him, then when your credit shapes up, you can buy the house from him and you will get the tax benefit from being a homeowner?
