I would not get a top floor, so no worries about a roof.
I think you missed the point. My point is, if the roof is due to be replaced, and the homeowners association does not have enough money put away for roof replacement, they will charge ALL the owners extra fees to pay for the roof replacement. It's a way to check the financial well-being of the homeowners association, to see if they've been keeping up with or planning for roof replacement appropriately.
I did miss the point, thanks for clarifying. Definitely something I will look into. The association fee is pretty low so I am guessing it hasn't been raised in a long time, but I will ask them what their guidelines are regarding that.
I got to go in a friend's brother's unit last night. Very nice. It';s smaller than my place now, but much more practical. The layout makes things much more functional, especially the nice big kitchen. There is a HUGE walk in closet too. I guess I'll hear back from the mortgae agent sometime this week.
