If there was no loss, then I would negotiate w/your xh about the slate being cleared on those tools and whatever the condition of the house was in w/respect to cleaning. Everyone normally cleans the homes before the realtors see them. As for the spackling, well a bucket of spackling doesn't cost much, and he didn't clean the carpets from what I can see, but I would be concerned about that space in the kitchen where something is missing and the wiring is sitting out. What was taken out of the home?
You can't hold up the sale of the home for very long or you'll lose the interested party, so whatever you are going to do, you need to do it soon, not necessarily today, but soon.
