Price it 10% below where you think it should be and see what happens.
I/We have sold several homes and that's always worked for us. When we've sold we've wanted to sell and we've always made money. A couple of the homes have been unique. The problem with unique is you have to find a unique buyer.
For the right price an ordinary buyer can become unique.
