What is the Zillow estimate for your house value? I know it may not be correct because of the poor comps, but if it's way below your asking price, you need to address that in your marketing.
You need to get some comps from outside your neighborhood then - similar homes in slightly different areas, perhaps?
Of course, if you are way overbuilt for your area, you may not get all the value out of your house.
