That is the big problem. I live in a unique neighborhood, there aren't any true comps. All that have sold in the past 18 months are older, smaller, no view, not updated.

I just emptied out my storage unit back into my house and my son and wife and granddaughters who moved to Texas left behind a mountain of junk. I am working on sorting out the mess and letting X pick the realtor this time. And he can also be in charge of all the details that go along with that.

Currently the house is listed on Zillow as for sale by owner. And has been getting as many views as the old realtor was claiming to have brought in with her "Marketing" plan. Interesting.
