Gardener, all of the real estate experts I'm talking say it'll be 2012 before prices start to rise. There are soooo many foreclosures coming on the market it's burying the owners of good houses.

The tax credit got everyone interested in a house to buy one leaving very, very few buyers out there. It's like cash-for-clunkers last year. A bunch of people bought cars and then sales tumbled for four months.

So this fall is likely to be very slow. Winter usually is slow anyway. It shouldn't be until spring until activity picks up.

If you can save some money going the FSBO route that may be the way to go.

Have you discussed a short sale with your lender?

But of course the foreclosures and tax credit effect explains the dearth of current buyers.

I was expecting that when the Fed next raises the prime buyers would re-emerge figuring that that was the bottom of the mortgage rate, but probably not.

A short sale probably doesn't apply since, even at today's prices, my mortgage is about half the house's price range.

Part of me doesn't even want to FSBO over the winter and just wait until spring, but I need to get out of here - for personal and emotional reasons more than anything else - and I don't want to miss any potential buyer, so, FSBO it will be for a while.

Worst market in 20+ years in my county I've been told. Same all over.

Ouch. Sorry to hear it Gardener. Any chance you can rent it out? Even just for a few months to give yourself a break - head west and get some distance from it maybe?

I hear what you're saying; many have suggested just that.

It will happen. When it's meant to happen.
In the meantime I will continue to lovingly care for this 85 year-old charmer that, despite being just a structure, a shell, is still my home and holds twelve (okay, ten pre-bomb) years of love, happiness and good memories for me to say nothing of the 70+ years of history and families before me.
When the break does come, it will be a clean break and I will walk away with this chapter completely closed.

But I have jokingly told my brother that my teeth have no more skin on them to hang on by! grin Yet every month I manage to do it one more time.

And life is good.

Oh of course, sorry! I should have figured you've probably heard that advice out your wazoo. Yes, I can appreciate what you're saying. We felt the same way when we moved.

I just posted this on Newcomers, on MarkIII's "Books, Support or Any Other Tips" Thread before coming here:

Many of you know how much I've been affected by reading - and working - The Journey From Abandonment To Healing by Susan Anderson and how often I quote her.

Last night, to take a break from that, I picked up a book I bought months ago which my new IC recommended at my first session with her: You Are The One You've Been Waiting For by Richard Schwartz. I have been more affected by the first chapter of this book than by any of the many, many R books I've read since I joined these boards 6/09.

I have highlighted so much, I might as well dip the whole book in yellow ink!

At my IC Session today, we agreed to make this six-chapter book the work of my next six sessions (or more; many chapters are long and cover a lot).

Check it out.

While my recommendation is based only on the first chapter, still, I cannot recommend it highly enough. More than "Aha!" moments here (for me): some scales have fallen from my eyes.

I loved the abandonment book so I'll give this one a try as well. Lately, I've gotten away from the relationship books. I'm rereading Super Freakonomics.

GArdener, when I search on Amazon for You Are The One You've Been Waiting For by Richard Schwartz, what comes up is "Real Frank Zappa Book", "The Great Alaskan Bachelor's Cookbook: Okay for Girls to Read, Too", "Oh There You Are Tui: New and Selected Poems", "We'll Be Here For the Rest of Our Lives" to name a few. I'm guessing none of these are it! No luck on other book sites either. You've got me hooked, don't make me go back to reading Barbara Feldon's "Living Alone and Loving it"! grin
