I have tried many of the things you have suggested here but the answer for me lies in my total isolation. I have NO ONE around me as I am a new(ish) immigrant and have yet to make any firm friends. If I could have a friend over, even every other weekend, for a few beers and a sleep over - I think that would clinch it. It's just awful spending a whole weekend in solitude and not speaking a word to a living soul.
People in prison call that solitary confinement ... most are out in a few days, I'm still here after 4 months.
