So why don't you try for the cheaper one and see if you could get a roommate possibly. If it is close to everything, I am sure it would attract several people to maybe help you out. Just an idea since I don't know how comfortable you are with that.

We rented out our basement,it's finished but not super nice, a couple of times and it helped us and them. I've got my fingers crossed for you.
