Those angry feelings will come out at one point or another. You can only bury them for so long. As long as you're not intentionally rude or nasty you certainly don't owe XW an apology. The last two years have not been a waste. It's part of the whole process and it will take even more time to really get through this.
As for the appraisal on the house, the market has sure taken a tumble in comparison to a year ago. I'm facing the same thing with the condo H is living in which we want to sell but is worth much less than what we paid for it (the downpayment for it was all mine). It certainly adds to the resentment.
