I think you are getting great advice about the house and how to approach that with your W. I think it will be a good thing all around. I am afraid that your W would allow the current situation go on forever if you let her. Getting a house will help you feel a bit better about your living conditions, give you a neutral place to be w/ your kids, definitely give your W more space and let her see more what a D would be like.
