Julie... thanks again! Those words are really helpful still. I should have nothing to fear. I have every reason to feel confident. I'm a bit thrown off by my anxiety (or whatever it is) today. Life is gonna be so good. I know it. I already love my life. Maybe I just can't believe it gets better. Well... I'm making it better. That's my plan.

Hey J. Ok....most people in the RE Industry do NOT make a lot of money. It's certainly a 90/10 rule. 10% make %90 of the money. It can be done but it IS a lot of work and you have to really be committed to doing it. So you comment about it being too easy..no way. You have to have a thick skin, be very forward with people and just keep moving - never slow down. I've always said, it's more a lifestyle than a job. You'll need to be involved with different clubs or social groups and you have to let everyone know that this is what you do. You can never turn it off either. 7 days a week. The benefit is, it is flexible and if you need to run out at 3pm on a wed..well you can.
So...I'm not trying to be the downer but want you to know that if you really want to make it, you need to dig in deep. I'm sure you can do this!
Have you looked at this agent's numbers? I assume that you're getting some type of percentage off what he makes, no? If so, you should be able to see what he has produced for the last couple of years and figure out how much you'll pull in.
Again...you CAN do this but don't be fooled into thinking it's easy. Those who do are in the 90%.
So glad you posted, swashy. I know you have some insight into the RE industry, and I always appreciate you sharing it with me. I think you misunderstood what I meant when I said it seemed too easy though. I'm in no way thinking this is going to be easy, in fact I think I realize just how much work it's going to be. I was referring to this stage.... this step of choosing where to start out... where to build my business... the broker I will hang my license with. I think I'm going into this understanding how much this is going to require of me. None of what you said was a downer because it wasn't new information to me. I didn't expect to find a broker that offers the level of mentoring and training that this one appears to, for it to look like I'd be getting the best of both worlds with this team, to find him so easily and have him recruit me to boot, and this just seemed too good to be true... too easy, as I put it before. Hope I cleared that up.
I haven't asked for HIS numbers, but I asked what his average 1st year agent's income was and he shared that. He told me what the range was and some specific team members current numbers, and also a range of what he thought I could expect to make starting out. I know I need to talk more numbers (splits, fees, etc.) and probably do some negotiating before I commit, and you might have some ideas there. Do I need to ask for HIS numbers? He pays support staff and all the office expenses. I think there may be two separate agreements... one for me on the team, and one for me working as an agent myself.

Gotcha J. Well...THAT part is easy because he makes more money with everyone he brings on...for the most part. Will he follow through with his mentoring, etc. Hopefully. I'd have some conversations with others on his team. When you do, look for the body language. If they are just "ok" with it, be careful. They have to be at least ok with it. Know what I mean?
I guess I'm not sure how this is working. Is he an agent or a broker? Does he own an office? Is he an agent with a "team" under him? Are you creating your own leads or are you working with his? If that is the case, I would certainly ask to SEE his numbers. How will you be paid?
