At one company I worked for, they paid for my reloco expenses at a percentage of my salary and it was given to me up front. I used it whatever to aid with the moving expenses and kept the rest of the change to myself. No tax on it or anything at all.
$500 for a deductible sounds sweet. Mine used to be $6k:-).
Don't necessary rely on a realtor for rentals. Job gave you some great ideas. Dig deep- I realize you probably feel like you are at your large esophagus already. And it might be a good idea to ask Dad for help one more time.

I just checked some sites and googled the crime stats for the area. I saw a couple of newly renovated places that allowed pets in safest areas of the town for $1100. The looked nice.
I grew up in some sketchy areas so I understand safety. However, keep in mind that safe and decent is better than *what I really want* and can't afford.
